Why use a buying agent? What are the advantages?
We are specialists in buying; this is what we do and the discipline in which we are experts. We have spent many years developing exceptional knowledge of those who can ensure that we lead your search guided by the latest market intelligence – including solicitors, agents, vendors, designers, architects, and surveyors. As a result of this market intelligence, we also access off market transactions of which the typical buyer would not become aware. Finally, our negotiating skills enable us to deliver the transaction on the best terms available.
Which sector of the market do you cover?
We specialise in prime central London (please see our map), and focus primarily on luxury residential properties above £3.0 million.
Do you have access to properties being marketed by all agents?
Yes. Our independence allows us to work with all other sales agents and intermediaries such as private banks.
How and when do you get paid?
We are paid a one-off retention fee when we enter into a search contract with a new client. Upon a successful acquisition being completed, the client then pays a success fee, which is based upon a percentage of the purchase price.
Does your service guide me through the negotiation process in addition to finding me a property?
Yes, we offer a complete acquisition service. Once attained, we conduct a systematic search, identifying properties that may be of interest to our client, and subsequently negotiate on the client’s behalf. This service continues through to the completion of the purchase and beyond. As part of our range of services we are also able to introduce you to third–party professional services including solicitors, surveyors, architects, interior designers and finance providers, as well as the full range of services from the world’s leading art business, Christie’s.
Is my confidentiality guaranteed?
At Christie’s we have been working with sovereign countries, royal families and high–net–worth clients for centuries. Our ability to maintain confidentiality at all times has been a core part of our success.
Will I not end up competing against your other clients who may be looking for the same thing?
Because we work within the top end of the market, our clients have very specific requirements, which vary significantly in terms of location, type of property, style of interior, and of course price. In addition we strictly limit the number of clients being serviced by any one of our buying team and ensure that no one member of the team is servicing clients with similar requirements.
